With so many information out there in the internet, one can easily buy or sell a house without a Real Estate Agent. But there are some things people are forgetting… You know what they say, “when going cheap is actually more expensive”.

Here are some reasons why you still need to hire a Real Estate Agent to help you make a good decision:

They are the Experts

To be honest, Real Estate Agents have more education and experience on the subject, they also have a very specific language, that sometimes  you don’t understand it perfectly, so this can trip you up and put you at an extreme disadvantage, when facing other people who do.

Price Guidance and Objectivity

A real estate agent can provide insight, as well as objectivity. They don’t select the prices for sellers or buyers, they just guide you to make the best choice. Often, people can be blinded by their emotions, when it comes to purchasing or selling a house. Homes aren’t only pieces of property but have deep memories, associations, and thoughts attached to them. It is good to have someone on your side who won’t be swayed by emotions while helping you make the decisions you need to make.

Volume of Paperwork

Buying or selling real estate is an extremely complex procedure. There are so many forms that need to be filled out, so much information that needs to be processed, so many meetings that need to be assembled that it is prohibitively difficult for one to do on own’s own. The purchase and sale of real estate is also very time-consuming. Even when the market is strong, New York City apartments rarely remain on the market for less than 60 days, on average. The time frame is extended by at least another 30 to 60 days until the offer is accepted and the closing can occur. If you don’t have a broker representing you, this can take even longer, if it even happens at all.

Neighborhood Knowledge

While you are sure you like certain neighborhood, agents can also guide you to the perfect neighborhood for you. Since they have been advising people before, they know what neighborhood is designed for what type of people, or what neighborhood offers what you are looking for, whether you are a new parent, student, newly weds, etc.

They also always keep themselves apprised of all of the latest laws and regulations. Even if this isn’t the first home you’ve bought or sold, your information may be dated. It’s very important to work with someone who knows exactly what is going on in the market of today. If your Real Estate Agent is legitimate, he or she will be a member of The Real Estate Board of New York, or REBNY, or the National Association of Realters, or NAR, which has over 1,000,000 agents across the country. Both associations ensure that your agent adheres to a strict code of ethics to make sure you are provided with the highest quality of service available.

Professional Networking

Buying a new home is a big process. Therefore, you will not only need and agent, but perhaps other professionals (i.e. legal advisors). So, if you start by hiring a Real Estate Agent, you are already part of their network and its easier to find some other professionals who you can trust. Their list of people or companies with whom they have worked in the past, could be a lot of time saving when you are so focused on making the right selection.
